Manual vs. Electric Models & Power Supply

What we do
Our team will fully assemble and connect all electrical components within the pergola — integrated lights, motors, and heaters wired into the pergola's control box.

Your responsibility
You must bring a safe, suitable power supply (outdoor socket, extension lead, or professionally laid armoured cable) to the pergola footprint before we arrive. Our installers do not lay cables across your garden or connect to your home's consumer unit.

Your Surface Must Be Level
Pergolas are precision-engineered structures. For roof louvres to open and close correctly, and for the internal drainage to function, the installation surface must be completely flat and level. A steep gradient or notable unevenness may result in the build being aborted and a failed delivery charge being applied.

Standard Bolt-Down (+£80)
Applies when installing onto timber decking, composite decking, solid concrete, or traditional paving slabs (e.g. sandstone). Covers specialist hardware and anchoring time required for a safe, secure base.

Decking Stabilisation (+£100)
If your existing decking requires additional reinforcement to safely support the weight and anchor points of the pergola, this surcharge applies. It ensures a safe, rigid foundation for the structure.

The Porcelain Surcharge (+£120)
Drilling into porcelain is highly specialist work requiring water-cooling techniques, significantly more labour time, and expensive diamond-tipped drill bits. The surcharge covers the extra time and consumable tools needed to do the job properly.

Porcelain & Ceramic Tile Waiver

Despite specialist equipment, drilling into porcelain or ceramic tiles carries an inherent risk of chipping, cracking, or shattering — particularly where tiles are laid using a 'dot and dab' method leaving hollow gaps beneath.

Important By asking us to bolt down to a porcelain or ceramic surface, you accept this risk. The Fifth Room Ltd and our installers cannot be held liable for any tiles damaged during installation, nor can we cover the costs of replacement tiles or patio re-laying.

Unsafe Substrates & Deposit Policy

If our installers assess your patio or decking as structurally unsound (e.g. rotten joists, loose slabs, insufficient concrete depth), we reserve the right to refuse the installation. We will not assemble a pergola without securely anchoring it.

Non-refundable deposit: £250 If a build is aborted due to substrate issues, your £250 deposit is forfeited. Alternatively, if feasible, the team may offer to rectify the substrate on the day at an additional direct cost to you.
