Base Fixings
Description

The Magna is a 7.7m x 3.3m flat-pack garden room built from Kingspan QuadCore insulated panels to the walls, roof and floor. Ready for year-round use as a home office, gym, studio, guest room or extra living space, with no timber or steel frame to construct.

What is in the kit

  • Kingspan QuadCore insulated wall, roof and floor panels, pre-cut to size
  • Flashings, trims, perimeter base channel and sealant
  • Full fixing kit, driver socket adapter, rivet tool, straps and step-by-step instructions

What you add

This is a shell kit. You add:

  • A solid, flat, level base (concrete slabs, paving, ground screws or a foundation raft kit)
  • Your chosen door (the kit has a factory-cut structural opening, see below)
  • Electrics, heating and any internal lining, all fitted by qualified trades

Size and specification

  • Footprint: 7.7m x 3.3m (about 25 m2)
  • Height: 2.46m
  • Structural door opening: 3500 x 2105 mm (wide x high)
  • Walls: 100 mm Kingspan QuadCore panel, U-value 0.18 W/m2K
  • Roof: 80 mm Kingspan QuadCore panel, U-value 0.23 W/m2K
  • Floor: 60 mm insulated panel, U-value 0.32 W/m2K
  • Finish: Anthracite Grey outside, white inside. Leave it as it is or overclad later
  • Structure: self-supporting interlocking panels on a bolted perimeter base channel, factory-folded corners, no frame

Build

Kingspan says a competent DIY team can close the building in to a waterproof, wind-tight shell in around a day. The dry-fix system can go up in winter, and the 80 mm roof panel weighs about 10.5 kg per square metre, so two people handle every panel. Line the inside with plasterboard on battens if you want a plastered finish, and run cables in the void behind it.

Planning and Building Regulations

Garden rooms are usually permitted development, but the conditions must be met. Check with your local planning authority and Building Control before you order; you are responsible for meeting both.

Lead time and delivery

Made to order at Kingspan's factory in Holywell, North Wales. Lead time 2 to 4 weeks. Delivered on a lorry with assisted offload to an accessible point at your property; we agree the date with you first. See the Shipping tab for what to prepare on site.

Made by Kingspan

The panels, kit and 12 month manufacturer's warranty are Kingspan's. Kingspan states that QuadCore has a thermal conductivity of 0.018 W/mK, about 11% better than a standard PIR core, and that the panels can be taken down and reused if you move. The Fifth Room Limited supplies the kit. Call us on 0161 524 9932 to talk through sizes, bases, doors and installation.

Shipping

How garden room kits are delivered

Kits are made to order at Kingspan's factory in Holywell, North Wales, and delivered on a lorry with assisted offload: the driver team offloads the panels to a safe, convenient spot at your property. We ring you to agree a delivery date once the kit is ready, and limited Saturday slots are available.

Delivery charge

Garden room kits travel on a dedicated lorry, so delivery is quoted by postcode rather than at our standard two-man rate. For the North West (Manchester, Stockport, Warrington, Cheshire, Merseyside and Lancashire postcodes) it is currently £150 per kit; most of England and Wales is £175 to £225, and the far south west, south coast and Scotland £500. We confirm the exact charge with you before your order is dispatched. UK mainland only.

What to have ready on site

  • Clear access for a large lorry, with firm, level ground to unload on and overhead clearance
  • Timber bearers to stack the panels on, off the ground, flat and fully supported, covered but ventilated
  • For the taller golf rooms, suitable offloading equipment such as a telehandler must be on site on the day
  • A completed, level base ready for the perimeter base channel

Lead times

Flat-roof garden room kits are typically 2 to 4 weeks from order and golf rooms 4 to 6 weeks. We confirm the date when we take your order.

Checking your delivery

Please check the panels on arrival and note any damage with the delivery team before signing. Taking photos helps us resolve things quickly. If a panel arrives clearly damaged, do not sign for it and call us straight away.

Return policy

Your right to change your mind (standard items)

For standard, non-bespoke items, you have the right to cancel your order up to 14 days after the day you receive your goods. If you cancel, you then have a further 14 days to return the item to us. To be eligible, the item must be unused and in its original, resellable condition with all packaging. We'll refund you once the item is back with us and inspected.

Made-to-order and bespoke items

Some of our products are made to order or built to your chosen specification (for example custom sizes, finishes, or items manufactured once you've configured them). Because these are made specifically for you and can't be resold, the 14-day change-of-mind right does not apply to them. This does not affect your rights if an item is faulty or not as described (see below). If you're unsure whether your item is made to order, just ask us before you buy and we'll confirm.

Change of mind: return costs

If you change your mind on a standard item, you're responsible for the cost of return carriage. We recommend a tracked and insured service, or returning the item yourself to the address we provide. It's your responsibility to make sure the item reaches us undamaged and in its original resellable condition. Once we've accepted your return request, we'll send you the return instructions and ask you to confirm an estimated date for the item to reach us.

Inspecting your delivery (please do this on arrival)

Please check your order as soon as it arrives, and ideally before you sign for it. We ask that you let us know about any damage or incorrect items within 48 hours of delivery. This is important: it's the window we have to raise a claim with the courier and put things right quickly. Reporting after this can make it much harder for us to resolve. Signing for a delivery doesn't remove your legal rights, but checking before you sign, and telling us promptly, helps us deal with any issue as fast as possible.

  • If an item arrives clearly damaged: where possible, don't sign for it, contact our team straight away, and take photos. As a last resort, you can refuse the delivery.
  • If you receive the wrong item: please don't accept it. Contact us straight away and we'll send the correct items at no cost to you.

Faulty or incorrect items

Whether an item is standard or made to order, you're always covered if it's faulty or not as described. If something arrives faulty, please contact us as soon as possible. If a fault appears later, we'll help you arrange a repair or replacement, including through the manufacturer's warranty where applicable.

Damage during installation

In the rare event an item is damaged during installation by our preferred partners, please contact our team. This must be flagged before you sign off the installation with our independent installation partners, so we can arrange a quick solution.

Inspection and refunds

Once your returned item reaches us, please allow up to 14 days for it to be inspected and, if it qualifies, for your refund to be processed. If we can't accept the return (for example if it arrives damaged or used), we'll contact you. In some cases we may still be able to take the item back with an agreed restocking fee to cover the damage, but this is subject to inspection.

Once you've raised a return

After you raise a return request, our team will be in touch within 48 business hours to talk it through.

    Review for The Fifth Room

We chose The Fifth Room for our recent purchase of a Nova Titan Plus, initially because of how helpful they were when we enquired with them.
Their price was the best around (a LOT less than other major suppliers).
Their knowledge was vast and they were happy to talk through different options with us to ensure we ordered exactly what we wanted.
The team were amazing throughout the order process; providing information and updates regularly. How refreshing to have a company that actually wants to speak to you!
The goods were delivered on time and in great condition, as promised.
The after sales approach has been outstanding with them checking in to see how the installation went and ensuring we were happy and asking if we had any further questions.
We would 100% recommend The Fifth Room and will definitely be using them again when we need anything further.

    Review for Cheshire Bespoke Conservatories

Cheshire Bespoke Conservatories wasn't the cheapest option, but something about them convinced me to choose their conservatory roof conversion service. Mark Robertson, the company surveyor, was professional and reassuring during his initial visit. The team worked efficiently and professionally, staying late to finish before Good Friday so the plastering could be completed promptly. They cleaned up thoroughly after each stage, and the finished ceiling looked great. All rubbish was removed quickly, and the site was left spotless. The plasterer worked like a trojan and did a wonderful job. I'm very happy with the result and highly recommend Cheshire Bespoke Conservatories for roof upgrades.

I can state with absolute certainty that I would, and indeed do, strongly recommend Cheshire Bespoke Conservatories for anyone considering a conservatory roof upgrade. Their professionalism and quality of work have impressed me greatly, making them an excellent choice for this type of project.

    Review for Cheshire Bespoke Conservatories

Booked CBC to replace our polycarbonate roof with a fully insulated tile roof / plaster ceiling.
Fair price and the quality of the work was outstanding.
Very thorough job by a great team of friendly professionals.
Would highly recommend, we actually asked 4 companies to quote and CBC were the best from first consultation to completing the job.

    Review for Cheshire Bespoke Conservatories

Great experience from first contact to after completion. Explanation and examples of the recommended change from old polycarbonate roof to the new insulated conservatory roof was detailed and considered.

On arrival the team worked brilliantly together to remove the old roof, install the huge steel box gutter and build, board and make the roof watertight on the first day.

Tiled, insulated and plastered on day 2. Such a well oiled machine.

Amazing job inside and outside which has completely transformed our cold, condensation filled, leaky conservatory.

    Highly recommended!

    Review for Cheshire Bespoke Conservatories

Thrilled with the work done on our conservatory this week, just three weeks after our initial enquiry. Design, deliveries, installation and cleaning up afterwards all went super smoothly, with excellent communication from Chris and the installation team. The team worked two long days in rain and shine to complete the transformation of our conservatory. We're looking forward to enjoying the space once the plaster's dry and painted!

    Review for Cheshire Bespoke Conservatories

My job is to look for (and improve) poor working systems and so I am naturally trained to look for the problems. It was a pleasure to commission CBC as everything went smoothly! The quote, the clarity of communication, the value for money (compared to 2 other quotes) and everything was done and tidied up really well within the timeframes promised. This is a quality team that is well managed. I would certainly recommend that you get a quote from CBC.

    Review for Cheshire Bespoke Conservatories

Can’t recommend CBC enough. I’d seen they do great work as they converted my brother’s conservatory last year.

March this year I engaged them to do the same for me. From day one, I was really pleased with the level of professionalism from the guys and nothing was too much trouble for them. I got clearly explained paperwork and quotes, which was a pleasant surprise considering some tradesmen actively avoid this kind of thing!

They turned up and did the job when they said they would, and despite me not believing they could do the job in 3 days, the team completed to an exceptionally high standard. It’s been 3 months and I’ve felt an immediate difference in being able to use the room every day. There have been no issues at all. The guys have called me regularly to check I’m still happy with the work and I wouldn’t hesitate to use them again.

    Thanks again!

    Review for Cheshire Bespoke Conservatories

Great service from start to finish. Initial visit was was very informative and without pressure to commit, unlike some similar companies who provided us quotes. The survey, again was relaxed and informative with some great options offered to support our own ideas. On the day, the team arrived on time and work started promptly. Polite, courteous and enthusiastic they worked without breaks and completed the work to a high standard and well within the timeframe initially promised. We have no hesitation in recommending this company and would gladly have them back to carry out similar work. Very competitively priced, no upfront costs, quality materials, great work ethic and nothing was too much trouble. Thank you.

    Review for Cheshire Bespoke Conservatories

Great company and superb experience from consultation through to completion.

We were wanting to replace the old standard glass roof on the conservatory for something that looked like it belonged there and provided the benefit of insulation, warmth and the same light.

Chris was excellent in making us feel confident in his product and from agreeing the proposal the whole project was seamless.
Mark and the team who installed were brilliant, professional and very efficient.

If your hesitant then I can only say we were the same initially but absolutely made up with the end product. Great company.

    Why you’ll love it

    Kingspan garden room kit highlight

    Kingspan QuadCore insulation throughout

Walls, roof and floor are all Kingspan QuadCore insulated panels: 100 mm walls at a U-value of 0.18, an 80 mm roof at 0.23 and a 60 mm floor at 0.32. Kingspan puts QuadCore about 11% ahead of a standard PIR core, so the room stays warm in winter and cool in summer on very little heating.

    Kingspan garden room kit highlight

    No frame to build

The panels are self-supporting and interlock, fixed to a perimeter base channel bolted to your base. There is no timber or steel frame to construct, and the factory-folded corners mean no corner flashings and a cleaner wall line.

    Kingspan garden room kit highlight

    Weather-tight in about a day

Kingspan says a competent DIY team can close the shell in within a day. The dry-fix system is weatherproof as soon as it is fixed, so the build can go ahead in winter.

    Kingspan garden room kit highlight

    Low maintenance, year-round room

An anthracite grey steel skin that never needs painting or treating, unlike timber. Leave it as it is or overclad later to match the house or garden.

    Take it with you

The panel system can be taken down and reused if you move house or redesign the garden, and Kingspan quotes a life expectancy of over 40 years for the panel construction.
