Garden rooms · Supplied and installed by The Fifth Room

A warm garden room, designed, supplied and installed by one local team.

Kingspan makes the insulated panels. We do the rest: survey, base, shell, door, electrics and finish, so you get a finished room you can use in January, not a kit on a pallet. An office, a gym, a studio, a golf simulator or a guest annexe. Prefer to build it yourself? Buy the kit from us and we still help with the parts you would rather not do.

The Kingspan Medio garden room kit: a 4.4 m by 3.3 m anthracite grey insulated panel room with a flat roof, shown as a render with a glazed door opening
The Medio, 4.4 m x 3.3 m, in Kingspan's render. The door is bought separately.

What you are buying

A panel garden room is not a shed with insulation.

Most garden rooms are a timber frame with insulation pushed between the studs and cladding nailed over the top. A Kingspan kit is different: the insulation is the wall.

Each panel is a slab of Kingspan QuadCore insulation bonded between two steel skins, anthracite grey outside and white inside. The panels interlock along their edges and sit in a steel channel bolted to your base. There is no frame to build, no cavity to fill and no cladding to fix: the corners are folded in the factory, so the shell goes up as a handful of large, light pieces that two people can carry.

Because there is no frame, there are no studs interrupting the insulation every 600 mm. The wall is 100 mm of continuous QuadCore from corner to corner, which is how a 100 mm panel reaches a U-value of 0.18 W/m²K. A lower U-value means less heat escaping, and 0.18 is a figure you normally see quoted for a well-insulated house wall, not a garden building.

The same panels make the roof and the floor, so the room is insulated on all six sides and the only weak point left is the door you choose. Inside, you can leave the white steel as it is, or batten and plasterboard it like any other room. Outside, leave it anthracite or clad over it.

Not to scale. The panels interlock; the drawing shows where each one sits and what it is made of.

  1. Roof: 80 mm QuadCore panelKingspan KS1000RW trapezoidal panel, U-value 0.23 W/m²K, with the flashings, trims and sealant in the kit.
  2. Walls: 100 mm QuadCore panelU-value 0.18 W/m²K. Anthracite grey outside, white inside, factory-folded corners, so there is no corner flashing to fit.
  3. Floor: 60 mm insulated panelU-value 0.32 W/m²K, so the cold does not come up through the floor. Lay your flooring straight on top.
  4. Base channelA steel perimeter channel bolted to your concrete or timber base. The wall panels drop into it, and it is what holds the room down in a gale.

About 11% better than PIR

QuadCore's closed-cell core has a lambda value of 0.018 W/mK, so a panel reaches the same U-value as standard PIR with less thickness, and more of your footprint is room.

25 to 30 dB quieter

The panel cuts sound by about 25 to 30 dB, which takes a lawnmower next door down to background noise and keeps a gym session or a golf swing inside.

Built to last 40 years

Kingspan quotes a life expectancy of over 40 years for the panels. Cut edges are sealed with the lacquer in the kit, and every kit carries a 12-month manufacturer's warranty on structure, thermal performance and paint.

What 0.18 means in January

Heat leaves a room through its walls, roof and floor, and the lower the U-value, the less escapes. At 0.18 for the walls and 0.23 for the roof, a Medio-sized room holds its warmth well enough that a small electric panel heater is usually all it needs. It is a room you work in all year, not a summer house you abandon in November.

Spend properly on the door. Once the walls are this good, a thin, badly sealed door is where the heat goes, so choose double glazing with a decent seal. We can specify and fit one as part of an installed room.

Three ranges

Pick the shape first, then the size.

Every kit uses the same panels. What changes is the roof, the height and how many rooms you get.

The Kingspan Grande garden room kit render: a long anthracite grey flat-roof room with a wide glazed opening

Garden room kits

Flat roof, eleven sizes

From a 3.3 m x 2.2 m office for one to the 7.7 m x 5.5 m Garland. A low-profile roof that stays under the 2.5 m boundary height limit on most sizes. The Medio also comes with a pitched roof.

From £7,628See the kits
The Kingspan Greenspace Haven golf simulator room render: a tall anthracite grey room with a tiled apex roof

Golf simulator rooms

Apex roof, 3.3 m to 3.9 m high

Five kits with the height a full swing and a launch monitor need, under a tiled apex roof. Also the right shape for a home cinema, a studio or a workshop. Kingspan recommends an installer for these, and so do we.

From £13,999See the golf rooms
The Kingspan Studio modular lodge kit render: a long single-storey insulated panel building

Modular lodge kits

One to three linked rooms

A utility room, a 7.7 m studio, a twin room or a three-room lodge. Built for annexes, glamping and holiday lets, with the same panels and a shell that is ready to clad.

From £7,628See the lodge kits

Which size?

Start with what the room is for.

Footprints come in steps of 1.1 m, one panel width. The guide below is where most people land; every kit page has the full dimensions.

A home office for one

Piccolo, 3.3 m x 2.2 m

7.3 m² is a desk, a chair, a bookcase and room to turn round. The whole kit is under 15 m², so Building Regulations do not apply, and at 2.46 m high it can sit within 2 m of a boundary.

See the Piccolo

An office with a sofa, or two desks

Medio, 4.4 m x 3.3 m

14.5 m² is the sweet spot for most gardens: two people working, or one desk and somewhere to sit in the evening. Still under the 15 m² threshold, with a 3.5 m opening for a wide set of sliding doors.

See the Medio

A gym or a studio

Grande or Maximus, 5.5 m long

A rack, a bench and a mat need length more than width. The Grande gives 5.5 m x 3.3 m, the Maximus 5.5 m x 4.4 m with 12 cm more headroom. Both sit between 15 and 30 m², so keep them at least 1 m from the boundary.

Compare the garden room kits

A golf simulator

A golf room, 3.3 m or more high

A full swing with a driver wants around 3 m of clear height, and you need about 5.5 m of length for the screen, the hitting mat and your backswing. The flat-roof kits are 2.46 m high, so the golf rooms exist for exactly this.

See the golf rooms

A guest annexe, or more than one room

A lodge kit

The Studio is one big 7.7 m x 4.4 m space; the Twin and Triple give separate rooms. All three are over 30 m², and any room someone sleeps in needs Building Regulations approval, so plan for that from the start.

See the lodge kits

A big open room: cinema, workshop, two uses at once

Magna, Maximus Plus or Garland

The Magna is 7.7 m long and 3.3 m deep, the Maximus Plus 6.6 m x 4.4 m, the Garland 7.7 m x 5.5 m with 2.77 m of headroom. The Garland is over 30 m², so it needs Building Regulations approval, and both taller kits need to be more than 2 m from a boundary.

See the larger kits

Four things that decide the size

  • Footprints are multiples of 1.1 m, one panel width. If your space is 4 m wide, a 3.3 m kit fits and a 4.4 m kit does not. Measure the space, then step down to the nearest 1.1 m.
  • Door openings come in three widths, 2.4 m, 3.5 m and 4.6 m, all 2.105 m high. The door is bought separately, so choose the opening for the sliding or bifold doors you want, not the other way round.
  • Heights: 2.46 m on most flat-roof kits, 2.58 m on the two Maximus kits, 2.77 m on the Garland, 3.3 m to 3.9 m on the golf rooms. Anything over 2.5 m has to be more than 2 m from your boundary to stay within permitted development.
  • Floor area decides the paperwork. Under 15 m² is the simplest. 15 to 30 m² has conditions. Over 30 m², or any room someone sleeps in, needs Building Regulations approval. The planning section below has the detail.

Garden room kits

Eleven kits, 3.3 m to 7.7 m long, ten flat roofs and one pitched.

All 2.46 m high unless the card says otherwise, the same panels throughout, and a door opening ready for the sliding or bifold doors you choose. Pick a room and ask for an installed quote; the kit price on each card is the shell only, including VAT, before base, door, delivery and installation.

See all 11 garden room kits →

Kits are listed by size. The Medio Pitched Roof is the Medio footprint under a pitched roof that is designed to be clad or tiled, and it is the one flat-footprint kit whose height depends on the roof you finish it with.

Golf simulator rooms

Five rooms with the height for a full swing.

An apex roof in Kingspan's insulated roof tile, 3.3 m to 3.9 m to the ridge, on the same QuadCore walls and floor. Lead time 4 to 6 weeks. These are installed rooms: ask for a quote and we price the kit, base, door, electrics and build together. The kit price shown is the shell only, including VAT.

See all 5 golf rooms →

Not a DIY build. Kingspan recommends a skilled installer for the golf rooms because of the height and the tiled roof, and the Fairway Lodge needs a telehandler on delivery day, so we quote these supplied and installed. The simulator itself (screen, hitting mat, launch monitor and projector) is yours to choose, and we can point you at suppliers.

Every golf room is over 3 m high, so under permitted development it needs to be more than 2 m from a boundary. The planning section below has the rest.

Modular lodge kits

One room, or three joined together.

For annexes, glamping and holiday lets. The Utility Room is the smallest kit in the range; the Twin and Triple link rooms with internal panel walls. Cladding, lining, windows and doors are part of an installed quote. The kit price shown is the shell only, including VAT.

See all 4 lodge kits →

Every lodge except the Utility Room is over 30 m², and anyone sleeping in it makes it a habitable building. Budget for Building Regulations approval and a proper foundation from day one, and talk to us before you order.

The kit

What is in the box, and what we add.

A kit is the shell: everything needed to get a weather-tight, insulated room standing on a base. It is deliberately not a finished room. Everything in the right-hand column is what turns it into one, and all of it is on our installed quote.

In every kit

Delivered on Kingspan's own lorry and offloaded with you.

  • Wall, roof and floor panels, made to the kit's footprint
  • Steel base channel for the perimeter, with concrete or timber fixings (you choose at checkout)
  • Flashings and trims for the roof edges and the door opening
  • Sealant, fixings and the driver adapter that fits them
  • A rivet tool for the trims
  • Edge-protection lacquer for any edge you cut
  • Drawings and step-by-step instructions
  • Kingspan's 12-month warranty on structure, thermal performance and paint

What an installed room adds

All of it in one written quote. Building it yourself? Pick the parts you want from us.

  • A flat, level base: a concrete slab, paving on a sub-base, ground screws, or a Swift Foundations raft
  • The door, and windows if you want them: the opening is ready, the glazing is yours to choose
  • Electrics, by a qualified electrician (Part P applies to a garden building)
  • Heating: a slim electric panel heater is the usual choice
  • Internal lining if you want plastered walls: battens and plasterboard over the white steel
  • Flooring over the insulated floor panel
  • Cladding outside if you do not want anthracite steel (the lodge and pitched kits are designed for it)
  • The build itself, by our installers, with the certificates handed over at the end

What it costs all in

The kit price on each card is the headline, not the total. A finished Medio is the kit, a base, a set of sliding doors, an electrician's day, lining and flooring if you want them, delivery and the build. Budget for the room rather than the shell, and the comparison with a timber garden room becomes a fair one.

That is the point of an installed room from The Fifth Room Limited: one local team surveys the garden, sorts the base, the door and the electrics, builds the shell and hands you a finished room with one price agreed up front. If you would rather build it yourself, buy the kit from us and call us only for the parts you would rather not do.

How a job goes

From survey to handover, one team.

This is what an installed room looks like from your side. The shell itself goes up fast: Kingspan's figure for a flat-roof kit is weather-tight in less than a day once the base is in, two to three days for the pitched Medio. The rest is the base before it and the finishing after it, and that is the part we take off your hands.

  1. Survey

We visit, measure the space and check what decides the size: access for the lorry, the distance to your boundaries, where power can come from, and what the ground is like. No charge, no obligation.

  2. Design and written quote

The kit that fits, the base it needs, the door and any windows, electrics, heating, lining and flooring if you want them, and installation, as one written price. Nothing is added later that was not on it.

  3. Base and groundwork

A flat, level base to the kit's footprint: a concrete slab, paving on a compacted sub-base, ground screws or a Swift Foundations raft, whichever suits your garden. Level matters more than anything that follows, so this is never rushed.

  4. Delivery and the shell

Kingspan delivers the kit on its own lorry. The base channel is bolted down, the floor goes in, the walls drop into the channel and interlock, then the roof, flashings and sealant close every edge. From here the room is wind-tight and dry.

  5. Door, electrics and finish

The door and windows go into their openings, a registered electrician brings power in and certifies it, and the heater, lining and flooring you chose are fitted. Outside, cladding if you wanted it instead of anthracite steel.

  6. Handover

We walk the room with you, hand over the electrical certificate and Kingspan's warranty, and leave you a finished room. Then it is yours: a desk, a rack, a sofa or a simulator.

Building it yourself? Buy the kit from us, follow Kingspan's instructions, and call us for the base, the door or the electrics if you want them done. One exception: Kingspan does not recommend the golf rooms as a DIY build because of the height and the tiled apex roof, and neither do we.

Planning and Building Regulations

What you can build without asking, in plain English.

In England a garden room is usually an outbuilding under permitted development, so there is no planning application, as long as it meets the conditions below. Building Regulations are a separate question that turns on floor area and use. Scotland and Wales have their own rules.

Permitted development: the conditions

Meet all of these and no planning application is needed.

  • Single storey, with the eaves no higher than 2.5 m
  • No higher than 2.5 m overall if any part is within 2 m of a boundary; otherwise 4 m with a dual-pitched roof, 3 m with any other roof
  • Not in front of the house (forward of the principal elevation)
  • Outbuildings cover no more than half the land around the original house
  • No verandas, balconies or raised platforms over 30 cm
  • Not self-contained living accommodation
  • Different rules for listed buildings, flats, and homes in conservation areas, national parks and other designated land

Building Regulations: floor area and use

A different test, decided by size and what the room is for.

  • Under 15 m²: exempt, as long as nobody sleeps in it
  • 15 to 30 m²: exempt if it is at least 1 m from any boundary (or built substantially of non-combustible material) and nobody sleeps in it
  • Over 30 m²: approval needed, whatever it is used for
  • Anything someone sleeps in needs approval at any size, and more than the shell: insulation to the regulations, ventilation, fire detection and often a different foundation
  • Electrics in a garden building fall under Part P, so a registered electrician certifies the work
Where each Kingspan kit sits against the Building Regulations floor-area thresholds
Floor area Kits What it means
Under 15 m² Piccolo (7.3 m²), Piccolo Plus (9.7), Piccolo Cube (10.9), Medio (14.5), Medio Pitched Roof (14.5), Utility Room (7.3) Building Regulations do not apply unless someone sleeps in it. All are 2.46 m high, so they can sit within 2 m of a boundary.
15 to 30 m² Grande (18.1), Grande Plus (21.8), Maximus (24.2), Magna (25.4), Maximus Plus (29.0). Golf rooms: Caddy Shack (18.1), Greenspace Haven (21.8), Links Retreat (24.2), Par Four Haven (29.0) Exempt if the room is at least 1 m from every boundary and nobody sleeps in it. The two Maximus kits are 2.58 m high and every golf room is over 3 m, so those also need to be more than 2 m from a boundary.
Over 30 m² Garland (42.4), Fairway Lodge (36.3), Studio (33.9), Twin Room (43.6), Triple Lodge (43.6) Building Regulations approval is needed whatever the use. The Garland is 2.77 m high and the Fairway Lodge 3.9 m, so both need to be more than 2 m from a boundary.

This is a plain-English summary of the rules for England as we understand them on 25 October 2026, not advice on your garden. Your council's planning and building control teams give the definitive answer, and we check it with you as part of an installed room.

Questions

What people ask before they buy a kit.

Do I need planning permission for a garden room?

Usually not, in England. A garden room counts as an outbuilding under permitted development as long as it meets the conditions in the planning section above: single storey, no higher than 2.5 m if it is within 2 m of a boundary, not in front of the house, and not somewhere anyone lives. Listed buildings, flats and conservation areas are different, and so are Scotland and Wales. Your council's planning team will confirm for free, and we check it with you as part of an installed room.

What base does a kit need?

A flat, level, solid base the size of the kit's footprint. A concrete slab, paving on a compacted sub-base, ground screws with a frame, or a Swift Foundations raft all work. The steel base channel is bolted to it, which is what holds the room down in wind. Level matters more than anything else: a base that is out by a centimetre makes every panel harder to fit.

How long does the build take?

Kingspan's figure for a flat-roof kit is weather-tight in less than a day, for a competent DIYer with a helper, once the base is in. The pitched Medio takes two to three days. After that, the door, electrics and lining take as long as your trades need; one couple who built their own kit reported eight days from first panel to finished room. If we install it, we agree the programme with you before we start.

Is it really warm enough to use all year?

Yes. The walls have a U-value of 0.18 W/m²K, the roof 0.23 and the floor 0.32, which is a level of insulation most houses would be pleased with. A slim electric panel heater is the usual choice for heating. The weak point is the door, so choose double glazing with a proper seal.

Can I cut my own window openings?

Yes. The panels are cut on site with a circular saw and a fine-tooth blade, and the kit includes lacquer to seal the cut edges. Plan the openings before you order, because a window needs a trim and a lintel detail, and the door opening is formed in the factory where the kit has one.

Does it need ventilation?

Some, yes. A panel room is airtight, which is good for warmth and bad for stale air and condensation. Trickle vents in the door or windows, or a small wall vent, keep the air moving. If you line the room, keep the air gap behind the battens open.

How do I get power in?

Through the base or a sealed gland in a wall panel, then in surface conduit or hidden behind the lining. A qualified electrician does the work: electrics in a garden building fall under Part P, so you get a certificate for your file. We arrange this as part of an installed room.

Can I put a log burner in?

We do not recommend it. The panels are not designed for a flue to pass through them, and a room insulated this well does not need a stove to stay warm. A slim electric panel heater is cheaper to fit, safer in a small room and more than enough.

What is the warranty?

Kingspan gives a 12-month manufacturer's warranty on structure, thermal performance and paint, and quotes a life expectancy of over 40 years for the panels. Cut edges must be sealed with the lacquer supplied. Installation work we do is covered separately, in writing, in your quotation.

Is VAT included, and what about delivery?

Every price on this page and on the kit pages includes VAT. Delivery is charged separately and depends on your postcode: Kingspan delivers on its own lorry, with the driver offloading, and we confirm the charge with you before dispatch. Lead times are 2 to 4 weeks for the garden room kits and 4 to 6 weeks for the golf rooms.
